Resurfacing over a bad slab

An overlay is a surface. It bonds to what is underneath and it inherits everything that is wrong with it. Put one over a slab that is settling and the new surface cracks along the same line within a season, because the movement causing the crack has not gone anywhere. Put one over a slab with a failed base and it will spall off in sheets the first time water gets under the bond. That is the expensive mistake in this category, and it is expensive twice — you pay for the overlay, then you pay for the demolition and replacement you were trying to avoid, now with an extra layer to remove.

Seal the cracks before the water freezes in them

A crack in a mild climate is mostly a cosmetic problem. Here it is a mechanism. Water gets into the crack, freezes, expands, and levers the crack wider — then more water gets in next time, and the cycle runs again through every freeze-thaw of the winter. That is why a hairline crack that looked like nothing in September is an open joint with crumbling edges by May, and why the cheapest concrete work you can buy in the mountains is crack and joint sealing done in the fall. It is also why we would rather you called about a small crack than about a failed slab.

Colour matching weathered concrete is very difficult and usually disappointing, because the existing slab has aged unevenly. Resurfacing the whole area gives a uniform finish, which is why we normally recommend it over spot-patching anywhere the patch will be visible.

How long do concrete repairs last?

A repair with proper surface prep lasts years, and sealer extends it. Prep is the variable that decides it — a repair bonded to a dirty or unprimed surface fails early no matter what product went on top.

When should I seal cracks?

Before winter. Sealing in the fall stops water getting into the crack and freezing there, which is the process that turns a hairline crack into a real repair.
