The cost of getting it wrong

Walls do not lean. They fail.

Saturated soil is dramatically heavier than dry soil, and water trapped behind a wall adds hydrostatic pressure on top of that weight — a wall that was comfortable in August can be badly overloaded in a wet spring. Skip the drain rock and the pipe and you have built exactly that trap. Up here it gets a second mechanism for free: water held in the backfill freezes and expands against the back of the wall through every cold night of the winter, walking it forward a fraction at a time. The warning sign is a lean, and by the time you see it the fix is not repair, it is demolition, re-excavation of the slope, and building it again — with the drainage that should have been there.

Permits, grade, and who signs off

Almost every lot here has grade to hold, so walls are common and the jurisdictions know it. California's building code generally requires engineered plans and a permit for a wall retaining more than 4 feet of soil measured from the bottom of the footing — and for shorter walls too when they carry a surcharge, meaning a load above them like a driveway, a slope, or a structure. Your authority is the Town of Truckee, Placer County for Tahoe City, Kings Beach and Olympic Valley, or Washoe County for Incline Village, and they make the final call on your wall. We will tell you which side of that line you are on at the site visit, before you have paid for anything.

What height retaining wall needs engineering in California?

As a general rule, over 4 feet measured from the bottom of the footing to the top of the wall triggers engineered plans and a permit — and a shorter wall can trigger them too if it carries a surcharge, like a driveway or slope above it. Your jurisdiction makes the final call, and we will tell you which side of the line your wall is on.

Block or poured concrete?

It depends on the look and the load. Poured walls handle higher loads and give a monolithic face; segmental block goes up faster and flexes slightly with the slope. We will recommend the right system for your grade rather than the one we would rather build.

Do you handle drainage behind the wall?

Always. Drain rock, perforated pipe, and an outlet that actually daylights. Drainage is what makes a wall last, and it is the first thing cut from a cheap bid because you cannot see it once it is buried.

How long does a retaining wall last?

A drained, engineered, properly founded wall is a permanent structure. An undrained one has a lifespan measured in wet springs.
